10 Homebuilder Blind Spots in Every Major Market

Are you missing chances to build higher-margin product because your income data is wrong?

Buying power drives almost every decision that follows it: what you build, how you spec it, and what you can pay for the lot. Nearly every builder estimates it the same way, using median household income from the Census Bureau's American Community Survey (ACS). The number isn't wrong. It's just measuring the wrong people.

To show how big the gap is, we compared ACS income with the income mortgage borrowers actually declared on their loan applications.

Denton, Texas: a clear example.
ACS puts median household income in Denton ZIP code 76208 at $104,000. The income buyers actually declared on their mortgages comes to $129,000. That $25,000 gap is enough to justify building homes priced up to $100,000 higher. There are other areas like this across the Dallas-Fort Worth metroplex, the country's largest new home market:

The map below shows the 10 ZIP codes in Dallas-Fort Worth where the gap is widest, in fast-growing areas. These are places where the market can support more than the Census data says it can.

Why the gap matters

1. Your buy box might never show you these areas.
If your land screen filters on Census income, ZIP codes like these might never reach your desk at all. The data doesn't just give you a bad number. It quietly removes good markets from consideration before anyone looks at them.

2. Census measures residents. You sell to buyers.
ACS income is an average of everyone living in a tract: owners on fixed incomes, renters, part-time workers and apartment dwellers. People buying new homes earn at a different level, and a blended resident figure hides that gap.

3. Buying power sets the product and the lot price.
The chain runs in one direction. Income determines what the market can afford. That sets the floor plan, square footage and price point, and those determine the 15–20% of home price you can put toward the lot. If the first number is wrong, every number after it is wrong too.

4. Census/ACS data is out of date where you build.
ACS data comes from a rolling sample collected over one to five years. In fast-growing areas, where most new-home supply is landing, the data describes the market that existed before your product arrived. That's why every ZIP code on these maps is in a growth area.

5. Without a lending arm, you have no in-house read on your buyer.
Builders with their own mortgage operations can see what their buyers earn. Everyone else is working from resident averages. We give you that view by neighborhood and by year, so you can see whether buying power is rising or falling before you commit to a piece of land.

6. It's not just income. It's every term on every loan.
We break down the full mortgage record: declared income, actual interest rate, discount points, debt-to-income ratio and origination dates. Together they show what buyers are earning, what they're paying and what it takes to get them to close.

Census data tells you who lives in a market. Mortgage data tells you who's buying there. The blind spots on these maps are where the difference between those two groups is costing builders the most.

Houston:

Charlotte: The far exurbs of Charlotte, including those on the South Carolina side of the border, have more buying power than the Census indicates.

Atlanta: Most of the areas with high borrower incomes are in the southwest side of the metro area.
